Greater Noida: YEIDA Re-launches Group Housing Plot Scheme Near Jewar Airport

Following an unsuccessful tender attempt, the Yamuna Expressway Industrial Development Authority (YEIDA) has relaunched its group housing scheme. Six plots in sector 22D, adjacent to the Yamuna Expressway near Noida International Airport in Greater Noida, are now available for sale.

According to a report by Moneycontrol, officials anticipate generating a minimum revenue of Rs 450 crore from the allocation of these group housing plots, as per the authority’s projections.

“The last date of registration and fee submission is May 20. This time we are hopeful of getting a good response from bidders for these six group housing plots,” a YEIDA official told Moneycontrol.

YEIDA last allocated group housing plots in 2014. However, after a nine-year hiatus, in September 2023, it reintroduced a group housing scheme. Unfortunately, no bidders participated in the scheme at that time.

YEIDA Plot Scheme 2024 Details

Number of plots and sizes

As part of the scheme, the authority is offering six group housing plots across various categories. Five plots cover an area of 20,000 sqm each, while one spans 40,000 sqm.

Situated in YEIDA Sector 22D along the Yamuna Expressway, these plots offer connectivity to historic cities like Mathura and Agra, as well as Greater Noida. They are conveniently close to the proposed film city, upcoming Noida International Airport near Jewar, Buddha International Circuit, and Medical Device Park. Additionally, Sector 22D enjoys direct access to the Eastern Peripheral Expressway, linking western Uttar Pradesh with Delhi and Haryana.

YEIDA Plot Scheme 2024: Price and registration fee

Plot prices range from Rs 61.5 crore to Rs 135.3 crore, determined by size and location. Bidding starts at Rs 30,750 per sqm, up to Rs 33,825 per sqm. The registration fee (EMD) is set at 10% of the plot cost, varying from Rs 6.15 crore to Rs 13.53 crore, based on plot category and size.

YEIDA Plot Scheme 2024: Allotment

Applications and EMD can be submitted by bidders until May 20, 2021. Required documents for the bidding process must be submitted by May 21, 2024. Allocation of these group housing plots will be conducted via an e-auction scheduled for June 10, 2024.

YEIDA Plot Scheme 2024: Payment Plan

In a bid to facilitate developers in managing land costs, YEIDA now permits staggered payments instead of the traditional upfront payment within 90 days.

Applicants are required to submit 10% earnest money upon application. Successful bidders must pay 40% of the total cost within 60 days of plot allotment, with the remaining 60% spread over five years in 10 semiannual installments, as outlined in the bid document.
